A proposed rezoning for the current Lutheran Medical Center site in Wheat Ridge is welcomed by its owners as they get ready to move into a state-of-the-art facility at Clear Creek Crossing.
The city is preparing a zone district to apply to the downtown property while Intermountain Health has begun talking to interested buyers about the site.
Chad Moynahan, director of real estate for Intermountain Health, said everything is planned to be moved and operating at Lutheran’s new location by Aug. 3 at 6 a.m. Medical center officials received the keys to the building on May 8 and are planning for a July 8 ribbon cutting.
Moynahan told the Gazette he does not think the rezoning will be a key issue for potential buyers.
“The city’s vision for the property is not a limiting factor,” he added. “There aren’t a lot of sites available like this one in the middle of a city of this size with this visibility. It’s kind of a trophy opportunity.”
Moynahan also said he wasn’t sure a potential city charter change dealing with building heights and density at the site would impact what can be built.
Moynahan added he had spoken to several potential “big name” buyers since Intermountain started marketing the property in April.
